The AI operating layer for HOA management

An AI operating layer for HOA management.

PorchQ sits beside the systems your firm already runs. Today: answers from your governing documents with their sources, drafts your team approves, and summaries of pasted minutes. Planned: the work that follows.

How we fit

An AI layer, not a re-platforming.

Your existing system stays in place. PorchQ reads a CSV export of homeowners, dues history and violations, by upload or over SFTP on a schedule, and writes nothing back. The assistant answers from the governing documents you upload.

A person on your team approves every announcement and message before it goes out. Your accounting GL and owner ledgers stay where they are.

CSV import, one way

Homeowners, dues history and violations from a CSV export, by upload or over SFTP on a schedule. PorchQ writes nothing back, and your books stay where they are.

Drafts, not sends

PorchQ drafts announcements, messages in Communications and Community FAQ entries. A person on your team approves, sends or publishes.

Answers from your docs

CC&Rs, bylaws, rules, policies, and any minutes you add as documents. An answer drawn from them ends with the titles of the documents it used, and an uncertain answer is marked as one.

Concierge onboarding

We set up your first three communities personally: documents uploaded, processed for AI and tested against real questions.

What ships today

Answers and drafts for CAMs.

We're starting where a CAM's week goes: the same questions about the rules, asked again and again. What comes next is planned, not promised, and has no date.

FAQ

What firms ask before they evaluate us.

How does PorchQ work alongside CINC, Vantaca, or Enumerate?
PorchQ runs beside the system your firm already uses. Bring in homeowners, dues history and violations from a CSV export, whether it comes from CINC, Vantaca, Enumerate, AppFolio, Buildium, PayHOA or another system. Upload the file, or have PorchQ fetch it over SFTP on a schedule. PorchQ reads the file and writes nothing back. Your accounting GL and owner ledgers stay in the system you already use.
What ships today vs. what's on the roadmap?
Today: answers from your governing documents with the documents each answer used, drafts of announcements, messages and FAQ entries for your team to approve, and a summary of decisions and action items from minutes you paste in. Planned: answers that show the exact passage; one meeting in, one packet out, for your review; and agents that prepare replies and applications for your approval.
Where does the AI get its grounding?
The documents your community has uploaded and processed for AI: CC&Rs, bylaws, rules and regulations, policies, and any minutes you add as documents. An answer drawn from them ends with the titles of the documents it used. An uncertain answer is marked as one, and if it keeps coming up short it offers to email your manager.
Who can see what in PorchQ?
Access is by role and by community: people see only the communities they have been given access to, and what their role in each allows. When a resident asks the assistant, it can read only the documents the board has made visible to residents. For how PorchQ collects, uses and protects information, read the Privacy Policy.
How is pricing structured?
Create the portfolio for free, add funds when you are ready to use metered services, and review transparent published rates and association-level usage.
How should we handle legal review?
Treat every answer and draft as a starting point that your management company's standard review process picks up — exactly the workflow your CAMs already follow before anything ships to the board or homeowners. Your firm's review remains the source of truth on legal and compliance.
