Features

Today: answers and drafts. Planned: the work that follows.

A community's own documents are the source of truth for HOA operations. PorchQ starts there — answering from them and showing which ones it used — and drafts what your team sends next. It runs beside CINC, Vantaca, Enumerate, AppFolio, Buildium, or PayHOA.

Answers with sources

Answers come with their sources.

Ask in plain words. The assistant reads the documents your community has uploaded and processed for AI, such as CC&Rs, bylaws, rules and policies, and writes an answer. An answer drawn from those documents ends with a list of their titles, so a person can check it.

Drafts, not sends

PorchQ drafts. Your team approves.

For board members and managers. It drafts announcements, messages in Communications and Community FAQ entries. A person on your team reads them, changes what needs changing and decides what goes out.

Minutes to summary

Pasted minutes become a summary.

Paste the minutes of a board meeting into the assistant, or attach them. It answers with what was decided and what needs doing. It is an answer in the conversation: no document is changed.

On the roadmap

What we plan to build next.

Each item below is planned, not shipping today, and has no date. Pilot CAMs help shape the order.

Exact passage

Planned

Answers that show the exact passage.

Today an answer ends with the titles of the documents it used. The plan is for each answer to show the passage it came from.

Meeting packet

Planned

One meeting in, one packet out, for your review.

The plan is one packet for each meeting, with every part waiting for a person's approval before it is filed or sent.

Homeowner requests

Planned

Agents that prepare replies for your approval.

The plan is for a request to arrive sorted, with a draft reply drawn from your governing documents. A person would review it and send it.

ARC applications

Planned

Agents that prepare applications for your approval.

The plan is for an architectural application to arrive with its details gathered and the relevant rule beside it, ready for the board to review.

FAQ

Questions firms ask about the surface area.

How does PorchQ work alongside CINC, Vantaca, or Enumerate?
PorchQ runs beside the system your firm already uses. Bring in homeowners, dues history and violations from a CSV export, whether it comes from CINC, Vantaca, Enumerate, AppFolio, Buildium, PayHOA or another system. Upload the file, or have PorchQ fetch it over SFTP on a schedule. PorchQ reads the file and writes nothing back.
What ships today vs. what's on the roadmap?
Today: answers from your governing documents with the documents each answer used, drafts of announcements, messages and FAQ entries for your team to approve, and a summary of decisions and action items from minutes you paste in. Planned: answers that show the exact passage; one meeting in, one packet out, for your review; and agents that prepare replies and applications for your approval.
Where does the AI get its grounding?
The documents your community has uploaded and processed for AI: CC&Rs, bylaws, rules and regulations, policies, and any minutes you add as documents. An answer drawn from them ends with the titles of the documents it used. An uncertain answer is marked as one, and if it keeps coming up short it offers to email your manager.
