Switching to PorchQ

We work beside the system you already run.

PorchQ runs beside CINC, Vantaca, Enumerate, AppFolio, Buildium, or PayHOA — your accounting GL and owner ledgers stay where they are. Upload your governing docs and process them for AI; the assistant answers from them and shows which documents it used.

  • PorchQ writes nothing back
  • Your GL and ledgers stay in place
  • A person approves every announcement and message

The architecture

A layer, not a replacement.

PorchQ sits beside the system your firm already runs. Read this diagram top-to-bottom: what we add, what we read, what stays put.

Answers with sources · drafts for approval · minutes summaries · CSV import.

What we read

Four inputs. That's the entire surface area.

  • Governing documents

CC&Rs, bylaws, rules and regulations, ARC guidelines, and any minutes you add as documents. Upload them to Documents & Forms and choose Process for AI on each one.

  • Meeting minutes

Paste the minutes of a board meeting into the assistant, or attach them, and get the decisions and action items it found.

  • Homeowners (CSV)

A CSV export of homeowners, whether it comes from CINC, Vantaca, Enumerate, AppFolio, Buildium, PayHOA or another system. Upload it, or have PorchQ fetch it over SFTP on a schedule.

  • Dues history and violations (CSV, optional)

The same way: a CSV export, read on upload or on a schedule. PorchQ reads the file and writes nothing back.

What stays where it is

Your books, ledgers, and contracts don't move.

  • Your accounting GL — stays in CINC / Vantaca / Enumerate
  • Your owner ledgers and dues — stays where it is
  • Your board portal and resident-facing site
  • Your bank feeds, payment rails, and lockbox setup
  • Your management agreement, fee schedules, and contracts

How it rolls out

Start with one community. Add the rest at your pace.

  1. Day 1

    Upload your governing docs

Upload CC&Rs, bylaws, rules, and any minutes you want it to read to Documents & Forms, then choose Process for AI on each one.

  2. Day 1

    Ask your first questions

Ask what your managers and residents ask most. An answer drawn from the documents ends with the titles of the documents it used, so a person can check it.

  3. Day 2

    Bring in homeowners by CSV

A CSV export from your existing system is enough. Upload it, or have PorchQ fetch it over SFTP on a schedule. PorchQ reads the file and writes nothing back.

  4. Weeks 1–4

    Roll out community by community

Add the next community's documents and process them for AI. Concierge support continues weekly through the pilot.

Get started

Bring your governing docs and a real question.

30 minutes. We'll ask your documents real questions on the call. You leave with real answers, a transparent usage explanation, and an honest read on whether this is worth it for your firm.
