Where PorchQ fits

An AI layer on top of your stack.

PorchQ adds an AI assistant beside CINC, Vantaca, Enumerate, AppFolio, Buildium, or PayHOA. It answers from your governing docs and shows which documents it used. Here's how PorchQ fits with each system management firms already run.

How it fits

What PorchQ adds. What your existing system keeps.

What PorchQ adds

  • AI assistant that answers from your governing docs (CC&Rs, bylaws, rules, policies)
  • The titles of the documents each answer used
  • Drafts of announcements, messages and FAQ entries for a person to approve
  • A summary of decisions and action items from minutes you paste in
  • For residents, it reads only the documents the board shares with them

What stays in your existing system

  • Accounting GL — stays in CINC / Vantaca / Enumerate / etc.
  • Owner ledgers, dues schedules, and balances
  • Board portal and resident-facing site
  • Bank feeds, payment rails, lockbox, and 1099s
  • Management contracts, fee schedules, and reporting

PorchQ reads a CSV export of homeowners, dues history and violations, by upload or over SFTP on a schedule, and writes nothing back. Your existing system remains the source of truth.

Per-system fit

Mid-to-large management companies running enterprise HOA back-office on CINC's vertical stack.

Where it stands out

Vertical-specific accounting depth, established workflows, familiar reporting your finance team relies on.

What PorchQ adds on top

PorchQ runs beside CINC. It reads a CSV export of your homeowners and the governing documents you upload, and answers questions from those documents with the sources shown. Your CINC GL, ledgers, and reporting stay exactly where they are.

Runs beside

Large management firms with multi-role teams running configurable workflows across thousands of doors.

Where it stands out

Configurable per-role workflows, deep accounting, mature implementation team.

Where it stands out

Broad multi-vertical PM stack — leasing, maintenance, and accounting unified under one operator.

Where it stands out

Approachable price point, broad PM feature surface for general property workflows.

What PorchQ is

An AI layer on top, not a platform underneath.

What we add

An AI assistant that answers from your governing docs.

CC&Rs, bylaws, rules and regulations, policies, and any minutes you add as documents. An answer drawn from them ends with the titles of the documents it used, and an uncertain answer is marked as one.

Books stay in place

Your accounting system remains the source of truth.

Your accounting GL, owner ledgers, dues, and bank feeds stay in CINC, Vantaca, Enumerate, AppFolio, Buildium, or PayHOA. PorchQ can read a CSV export of homeowners, dues history and violations, and writes nothing back.

Today's wedge

Ask your documents. Get the answer and its sources.

Ask in plain words and get an answer with the titles of the documents it used. Drafts for your team to approve and summaries of pasted minutes ship today too; everything else is planned.

Pricing model

Pay as you go across the whole portfolio.

Create associations for free, fund usage centrally, and keep association-level visibility. No subscription, per-community fee, or minimum spend.

What PorchQ reads

What goes in. What stays put.

What PorchQ reads to do its job — and what stays in the existing system that already runs your firm.

Governing documents

CC&Rs, bylaws, rules and regulations, ARC guidelines, and any minutes you add as documents. Upload them to Documents & Forms and choose Process for AI on each one; the assistant then answers from them, one community at a time.

Meeting minutes

Paste the minutes of a board meeting into the assistant, or attach them. It answers with the decisions and the action items it found. Nothing is filed or changed.

Homeowners, dues history and violations (CSV)

A CSV export, whether it comes from CINC, Vantaca, Enumerate, AppFolio, Buildium, PayHOA or another system. Upload the file, or have PorchQ fetch it over SFTP on a schedule. PorchQ reads the file and writes nothing back.

What stays where it is

Your accounting GL, owner ledgers, dues schedules, bank feeds, board portal, and management contracts stay in the system that runs them today. PorchQ reads only the inputs above.

FAQ

Questions buyers ask about how we fit in.

How does PorchQ fit alongside CINC, Vantaca, Enumerate, AppFolio, Buildium, or PayHOA?
PorchQ runs beside the system your firm already uses. It answers from the governing documents you upload and can read a CSV export of homeowners, dues history and violations. Your accounting GL, owner ledgers, dues, and bank feeds stay where they are.
How does PorchQ work alongside our existing CINC / Vantaca setup?
Through CSV files. Bring in homeowners, dues history and violations from a CSV export, whether it comes from CINC, Vantaca, Enumerate, AppFolio, Buildium, PayHOA or another system. Upload the file, or have PorchQ fetch it over SFTP on a schedule. PorchQ reads the file and writes nothing back.
What ships today vs. what's on the roadmap?
Today: answers from your governing documents with the documents each answer used, drafts of announcements, messages and FAQ entries for your team to approve, and a summary of decisions and action items from minutes you paste in. Planned: answers that show the exact passage; one meeting in, one packet out, for your review; and agents that prepare replies and applications for your approval.
How does PorchQ handle accounting?
Your accounting stack remains the source of truth. The GL, owner ledgers, and bank feeds stay in CINC, Vantaca, Enumerate, AppFolio, Buildium, or PayHOA. PorchQ can read a CSV export of homeowners and dues history, and writes nothing back.
How should we handle legal review and compliance?
Treat every answer and draft as a starting point that your management company's standard review process picks up — exactly the workflow your CAMs already follow before anything ships to the board or homeowners. Your firm's review remains the source of truth on legal and compliance.
